Summary of Proposal:
As part of the Fair Housing Plan, the government committed to developing a standard lease template for tenants and landlords across Ontario. Creating a standard lease template helps tenants and landlords alike, ensuring that both parties know their rights and responsibilities while reducing the number of disputes.
The Rental Fairness Act, 2017 (the Act) received Royal Assent on May 30, 2017. The Act established authority for the Minister to make regulations that would require a standard lease template for prescribed classes of residential tenancies.
While the standard lease template will affect most residential tenancies, including care homes, it will not apply to social or supportive housing programs that are exempt from the rent rules under the Residential Tenancies Act, 2006, and mobile home parks or land lease communities. The ministry may develop standard lease templates for these types of tenancies in the future.
Landlord and tenant rights and responsibilities will remain the same - the ministry would like your input on what information should (or should not) be included in the template, and how to make the standard lease template useful, easy to understand, and fair for both landlords and tenants.
